An MLS listing is a home listed on the Multiple Listing Service — a shared database that every licensed real estate agent in the region can search, and that syndicates automatically to Zillow, Realtor.com, and most other home search sites. It's the primary way homes reach the full pool of active buyers, and access is restricted to licensed agents and brokers, not available to the public directly.

How the MLS Works

When a listing agent lists your home, they enter it into the regional MLS with photos, price, description, and showing instructions. From there:

Why MLS Access Requires an Agent

MLS access is restricted to licensed real estate professionals who are members of the local association. This is why FSBO (For Sale By Owner) sellers can't list directly on the MLS without paying for a flat-fee MLS listing service, which typically provides bare-bones entry without full representation. A licensed listing agent gets your home into this system as part of full-service representation — pricing strategy, photography, negotiation, and transaction management included.

Nevada doesn't have one statewide MLS — Northern Nevada (Reno-Sparks) uses the NNRMLS (Northern Nevada Regional MLS), while Southern Nevada uses a separate system centered on Las Vegas.
